Comprehensive and non-comprehensive AMC
An annual maintenance contract comes in two broad forms, and the difference is who pays for parts. A non-comprehensive AMC covers scheduled visits, inspection, tuning and breakdown labor, with spares charged as they are used. A comprehensive AMC folds agreed spares into the contract price, which makes the cost predictable and moves the risk of a failed part onto the contractor.
Neither is better in general. A newer boiler with a clean history often suits a non-comprehensive contract; an older plant, or one that cannot tolerate budget surprises, usually suits a comprehensive one. We recommend after seeing the boiler rather than before.
What a maintenance visit covers
A scheduled visit follows a checklist written for the specific boiler rather than a generic one. On the water side: tube and shell condition where accessible, scale and sludge, blowdown practice and water chemistry records. On the fire side: grate, burner or bed condition, refractory, soot and ash deposits, and flue gas readings to check combustion.
Then the safety chain: safety valves, level controls and gauge glasses, low-water trips and pressure switches, each tested rather than looked at. Findings are written up with what was done, what needs doing next, and what can wait — which is the record an inspecting authority and an insurer both want to see.
Preparing for statutory inspection
